Occupancy Specialist

The Housing Authority of the City and County of Denver (DHA) is looking for a skilled professional for its Housing Management Division

The Position

Responsible for determining eligibility for multiple housing programs (i.e. Public Housing, Multifamily and Low Income Housing Tax Credit (LIHTC)), by conducting in-depth audits of all move-in applications. Maintains waitlist and distributes approved files to sites. Responsible for training employees on the application process and income eligibility rules and regulations. Keeps current on all changes in U.S. Department of Housing and Urban Development (HUD), IRS Section 42 rules and regulations and DHA occupancy standards for rental assistance programs.

*Sick leave is accrued at 6 hours per month.
*Vacation leave for new employees is accrued at 8 hours per mont
*12 paid holidays per year with an optional paid day off.

*Group life insurance, pension plan (10% of annual salary contributed by DHA), short term and long term disability insurance are paid by DHA.

*Performance based merit increases and cost of living adjustments are given depending upon current policy.

Minimum Qualifications at the Time of Application

*High school diploma or GED is required; however, Bachelor’s degree preferred.
*Three (3) years of technical/specialized clerical experience which includes two (2) years experience in *Housing Program Specialist, Assistant Manager, Leasing Agent or equivalent position.
*Must have LIHTC Certification, Public Housing Manager or Assisted Housing Manager and Certified *Occupancy Specialist or obtain within (6) six months of hire. DHA provides training.
*Ability to type 25 wpm.
*Demonstrated ability to train others.
*Works effectively with angry, hostile and/or verbally abusive individuals.
*A combination of appropriate education and experience may be substituted for the minimum qualifications except for two (2) years experience in Housing Program Specialist, Assistant Manager, Leasing Agent or equivalent position.
*A valid Colorado driver license is required. Eligibility to drive must be maintained in accordance with DHA policy.

Opening Salary Range
$5,439.88 to $ $6,799.82/month ($31.38- $39.23/hr.)
